Richard Yaras is an Owner’s Representative with over 10 years of mixed-use, commercial real estate development experience.  In this leadership role, he serves as the key liaison between owners, municipalities, corporations, contractors, and consultants to ensure all team members are working towards a common goal and in alignment with the project objectives.  Clients such as JP Morgan and Goldman Sachs have relied on Richard’s site and building design proficiency, construction management expertise, and negotiation skill to maximize project efficiencies and investment returns.  Areas of expertise include conceptual design, budgeting, entitlements, project scheduling, construction cost analysis, contract negotiation, tenant coordination, and project team management.

Pier Park North - Panama City Beach, FL

$60 million 50 acre retail development with 360,000 s.f. retail shopping center with 7 outparcels including anchor tenants such as Dick’s Sporting Goods, Bed Bath & Beyond, Michael’s, Ross, and The Fresh Market.

 

Randhurst Village - Mount Prospect, IL

1 million square foot, 100-acre redevelopment of the original Chicago-area regional mall into a LEED-certified open air, mixed-use retail, office, hotel, and entertainment venue.  Anchor tenants include AMC, Petsmart, World Market, Hampton Inn, Sports Authority, Old Navy, Costco, and Home Depot.

 

Urbis LLC – La Grange, IL; 10/2009 - 3/2010

Responsibilities & Accomplishments:

§  Provided leadership for the most effective use of Owners’ capital to institute efficient design and construction solutions to meet project goals without sacrificing quality.

§  Led the company’s marketing and business development efforts.

 

Our Lady of Good Counsel Church - Aurora, IL

$1.5 million, phased historic restoration of an early 1900 church and school facility including Mechanical, Electrical, Plumbing, and Fire Protection upgrades and interior renovations.

 

 

Mid-America Asset Management – Oakbrook Terrace, IL; 9/2004 - 10/2009

            Senior Project Manager, Development & Construction Services

 

Responsibilities & Accomplishments:

§  Provided project management services on behalf of institutional clients through the development, redevelopment, and construction of commercial property investments.  Clients included Goldman Sach’s Archon Group, Grosvenor, Alecta, and CREIT.

§  Advised brokers in deal negotiations, lease review, and work letter consultation.

§  Guided property management in the forensic analysis, budgeting, scheduling, and determination of appropriate solutions for capital improvement projects. 

§  Effectively trained and managed a team of project managers.

§  Instituted a new system for project budgeting.

§  Delivered numerous new construction redevelopment projects, on behalf of Owners, all on time and within budget.

§  Achieved the following goals to benefit the company: developed meaningful and lasting relationships with coworkers, contractors, consultants, and clients; promoted a team atmosphere between construction managers, brokers, and asset managers; generated additional and standardized fees; and improved reporting systems for editing ease and clarity.

 

Volo Village Marketplace - Volo, IL

Led the design, construction documentation, and entitlements for a $100 million, 90-acre greenfield development.  Project consisted of 750,000 s.f. of retail space with two anchor tenants, multiple junior anchors, five small-shop buildings, and seven ground lease & land sale parcels.

               

Brickyard - Chicago, IL

$100 million, 573,000 s.f. urban redevelopment of a defunct regional mall into an open-air power center.

           

Plaza Del Prado - Glenview, IL

Complete façade renovation, addition of an outlot building, and reconfiguration of the parking lot of an existing grocery-anchored retail center while maintaining operations for 20 tenants.

 

Orland Towne Center - Orland Hills, IL

Existing retail development with the addition of a new 20,000 s.f. small shop building and relocation of tenants for the construction of a 200,000 s.f. anchor.

Parkview Condominiums - Chicago, IL

Award-winning 48-story high-rise with a 2-acre public park and underground parking in Streeterville.

 

Cathedral Place - Milwaukee, WI

17-story mixed-use mid-rise with 200,000 square feet of office space, 31 residential condominiums, parking for 1,030 cars, and ground floor retail.

§  Specialized in the development of technical details for both the building core and shell design.
